  • What is the AnyROR portal and what is it used for? - AnyROR (Any Records of Rights) is the official government portal of Gujarat. It allows property owners to view land records online, including 7/12 and 8A documents, to verify ownership and check for any encumbrances.
  • What is a 7/12 (Satbara) extract? - The 7/12 extract is the primary legal document for land. It contains comprehensive details such as the survey number, the owner’s name, the total area of the land, and any existing bank loans or legal liabilities attached to the property.
  • How is the 8A extract different from the 7/12? - While a 7/12 extract provides details about a specific piece of land (survey number), the 8A extract provides a summary of a person's entire "Khata" (Account). It lists all the different parcels of land owned by an individual in that specific village.
  • What is a Kachi Nondh (Mutation Entry)? - A "Kachi-Nondh" is a preliminary or temporary entry made in the revenue records whenever there is a proposed change in ownership or status (due to sale, inheritance, gift, or mortgage). It acts as a public notice of the pending change.
  • How long does it take for a Kachi Nondh to become permanent (Paki)? - Generally, after a Kachi Nondh is entered, there is a 34-day notice period. If no objections are raised during this time, the entry is finalized (made "Paki") and officially updated on the 7/12 extract.
  • How can I check if there is a Kachi Nondh on my property online? - You can visit the AnyROR portal and navigate to the "View Land Record - Mutation" section. By entering your survey number, you can see if any recent mutation entries have been initiated on your land.
  • How do I raise an objection to a Kachi Nondh? - If you find an unauthorized or incorrect Kachi Nondh on your property, you must file a written objection at the Mamlatdar office within the 30-day notice period. This is a critical step to prevent fraudulent transfers.
  • Can I verify 7/12 and 8A documents online? - Yes, you can verify these records through the AnyROR website by selecting the "VF-7" (Village Form 7) and "VF-8A" options. This allows you to ensure the digital records match your physical documents. 
  • Why is Kachi Nondh important?   Unauthorized Kachi Nondh can lead to fraudulent ownership claims. Monitoring helps you catch issues early.

Is it risky to share my 7/12 extract with someone?

A 7/12 extract and 8A record are public documents. In India, anyone can check anyone’s 7/12 or 8A online via official portals, even if you do not share it.

  • Ownership Security: Having a copy of your 7/12 does not allow anyone to sell or transfer your land.
  • The Real Risk: The only danger is when unknown people use this public information to target vacant or NRI-owned properties.

If someone knows my Survey Number, can they steal my land?

No. A Survey Number is public information and cannot be used alone to transfer property. A legal property transfer requires:

  1. Signatures: Specifically, forged signatures.
  2. Identity: Fake identity proofs.
  3. Presence: Physical presence at the Sub-Registrar’s office.

However, knowing your Survey Number allows us to detect if someone is attempting to start a fraudulent process (a Kachi Nodh), giving you the critical 30-day window to stop it before it becomes permanent.


How do I know my property is actually being monitored?

 We believe in complete transparency. Every month, we send you the official 7/12 extract downloaded directly from the government portal. This serves as proof that your records have been verified.

  • If a change is detected: You will receive an instant alert via WhatsApp and Email.
  • If no changes occur: You will receive a "Secure" report along with your updated monthly 7/12 document for your peace of mind. You will always have the latest official records in your hands.
